Subscription, Refund, Platform Use, & User Responsibilities

This Subscription, Platform Use & User Responsibilities Policy (“Agreement”) governs the use of paid services, subscriptions, and access privileges on PropertyScout.lk (“Platform”, “Property Scout”, “we”, “us”).

By purchasing a subscription or using any premium feature, the User (“you”) agrees to be legally bound by this Agreement in addition to the Terms & Conditions.

• Subscription plans provide enhanced features, visibility, and matchmaking benefits.
• Subscriptions operate on a digital-access basis only.
• The subscription does not guarantee a match, sale, rental, investment return, or financial outcome of any kind.

Subscriptions are provided as-is and depend on user behavior and market activity.

• Paid subscription may include a verification process to enhance trust and user credibility.
• Verification documents are provided voluntarily by the User.
• Verification does not certify property ownership, legal title, financial status, or professional credentials unless explicitly stated.

The User bears sole responsibility for ensuring the legality and truthfulness of their submissions.

• All subscription fees are payable in advance.
• Subscriptions renew automatically unless cancelled prior to the next billing cycle.
• The Platform may modify pricing, and Users will be notified prior to renewal where reasonable.

• Users may cancel at any time through account settings.
• Cancellation does not trigger a refund.
• Access continues until the end of the current billing cycle.

Due to the instant delivery of digital services:

• Subscription and verification payments are non-refundable.
• Refunds are only considered if required by law or in the case of:
  • Duplicate charges
  • Failed payment processing where access was not granted

Refund requests may require supporting documentation.

• Initiating false or unauthorized chargebacks is considered fraudulent misuse.
• Chargebacks may result in:
  • Immediate account suspension
  • Permanent termination of services
  • Loss of Verified User status

Property Scout reserves the right to dispute any invalid chargeback using audit logs and transaction evidence.

• Use the Platform only for lawful property-related purposes.
• Respect privacy and obtain consent before sharing contact details.
• Communicate professionally and without harassment.
• Avoid spam, fraud, impersonation, or misleading listings.

• Attempt to bypass the Platform to avoid subscription fees.
• Upload illegal, fraudulent, misleading, defamatory, or copyrighted material without authorization.
• Use scripts, bots, scraping tools, or activities that damage system integrity.
• Misrepresent identity, authority, or property ownership.

Violation of this section may result in immediate suspension or termination.

• Property leads or inquiries
• Property matches or transactions
• Financial results
• Market valuations or pricing reliability
• Occupancy or investment returns

Users understand the Platform is currently in a seed stage and feature development is ongoing.

To the maximum extent permitted by Sri Lankan law:

• Property Scout is not liable for damages or losses arising from interactions between Users.
• All transactions, agreements, and communications between Users occur at their own risk.

Users agree to indemnify and defend the Platform from claims, losses, or damages arising from:

• Misrepresentation
• Illegal or unauthorized behavior
• User breach of this Agreement
• Listing of inaccurate or unlawful content

• The Platform may:
  • Suspend accounts immediately for policy violations
  • Terminate accounts permanently for fraud, harassment, chargeback abuse, or security threats
• The User may terminate their account at any time, understanding that:
  • No refunds will be issued
  • Deleted accounts may not be recoverable

This Agreement is governed exclusively by the laws of Sri Lanka, and disputes fall under the jurisdiction of the courts of Sri Lanka, unless arbitration is mutually agreed.

Continuing usage of the subscription service constitutes full legal acceptance of this Agreement.
