Terms & Conditions

Welcome to PropertyScout.lk ("Platform", "Property Scout", "we", "us", "our").

These Terms & Conditions ("Terms") constitute a legally binding agreement between the Platform and every individual or entity ("User", "you") that accesses, registers for, subscribes to, or otherwise uses the Platform or any of its services ("Services").

By accessing or using the Platform, Users acknowledge, understand, and agree to be fully bound by these Terms. If a User does not agree with these Terms, use of the Platform must cease immediately.

User: Any visitor, subscriber, property owner, agent, buyer, renter, landlord, or any other party interacting with the Platform.

Verified User: A User who holds an active subscription.

Listing: Information, media, and documentation uploaded by Users relating to properties.

Matchmaking: The digital pairing of property listings and buyer requirements through automated logic and system processing.

Services: All matchmaking and platform functionalities offered by PropertyScout.lk.

Users must:

• Be at least eighteen (18) years of age.
• Have the legal capacity to enter binding agreements.
• Provide accurate and complete information during registration and use.

The Platform currently:

• Operates as a digital matchmaking system connecting buyers with property listings.
• Provides subscription-based trust & visibility benefits for Verified Users.

The Platform does not:

• Facilitate payments or financial transactions between Users.
• Guarantee any result, match, rental, sale, or closing.
• Provide legal, brokerage, valuation, or investment advisory services.
• Mediate disputes between Users.

The following features may be introduced:

• Marketplace module for enhanced listing exposure.
• Agent portal for professional lead management.
• Analytics dashboards for industry insights.

These features will be launched separately and will be governed by additional terms and conditions upon release.

Users agree to:

• Provide accurate and truthful information.
• Upload only lawful and authorized content.
• Refrain from abusive, fraudulent, or misleading conduct.
• Communicate respectfully and only with consent.

The Platform may, without notice:

• Modify or discontinue Services.
• Suspend or terminate accounts for violations.
• Remove fraudulent or misleading listings.
• Restrict system access if abuse or spam is detected.

Users warrant that the information they provide:

• Is true, accurate, and complete.
• Does not infringe any third-party rights.
• Does not violate laws, contracts, or court orders.

To the maximum extent permitted by Sri Lankan law:

• Property Scout is not liable for any damages or losses, including financial, legal, emotional, or reputational losses arising from interactions between Users.
• Users enter all property interactions at their own risk.
• Property Scout does not verify property ownership or legal status unless explicitly stated.

Users acknowledge that:

• Property Scout is not a broker, agent, investment advisor, or escrow.
• No agency relationship is created by platform use.
• No fiduciary duties exist between the Platform and Users.

These Terms are governed by the laws of Sri Lanka.

Users consent to the exclusive jurisdiction of the courts of Sri Lanka unless arbitration is mutually agreed.

Continued access or use of the Platform constitutes legal acceptance of these Terms.
